Once you have contacted Lets Move Properties we will arrange a mutually suitable
time to view the property you are considering letting. We will then be in a
position to give you an estimate of what amount of rent you could achieve for the
property and what modification or changes may need to be done to achieve this.

| As part of our service we will carry out the following: |

Advertising | |
|
|
1) Letting list |
|
|
A description of your property will be put on our
daily updated letting list. This list goes out via mail, fax and email, to all
potential tenants on our data base. It is also sent to relocation agencies and
human resource departments of companies with which we have a working relationship.

|
2) "To Let" board |
|
|
At you request we can erect a "to let" board at
a good vantage point for your property.
|
|
|
3) Web Site |
|
|
Your property will be placed on our web site, and on
other web sites which we have found in the past to have had a good response from.
It is more and more commonplace for tenants to look at website for accommodation to
let.

|
|
4) Newspaper Advertising |
|
|
On your request we will place an
advertisement in a national paper. This can be a very cost effective way of
reaching a substantial number of potential tenants.

|
|
5) Window |
|
|
We will place a photograph of your property in our
window display along with a brief summary of its accommodation and condition. Our
window front onto a very busy street in the heart of Blackrock Village, there are
literally thousands of potential tenants passing by each day.

|
Appointments | |
|
|
An appointment can be made by potential tenants to view a property through our
office. If the property is occupied we will give the occupants 24 hours notice. A
qualified member of staff will meet the potential tenant at the property and give
them a guided tour. |

References | |
|
|
When we have found a suitable tenant for you property and received a deposit from
them we will ask for 3 written references from them.
a) Previous Landlord Reference
b) Bank Reference / Status Enquiry
c) Employer Reference
We can ask for addition references at you request such as a character reference or
occasionally a letter of Guarantee.
Once we have received the above information we will discuss the situation and
suitability of the interested party with you. The decision to let a property to a
tenant will always be with the Landlord.

Lease Agreement | |
|
|
We will arrange for a legally binding lease agreement be drawn up. A landlord may
wish to have their own solicitor draw up the lease agreement in which case we will
arrange for necessary information to be emailed to you solicitor. Lets Move
Properties will have the tenants sign both copies of the contract and forward them
to the landlord for signing. |

Utilities | |
|
|
On the day of occupation we will take the meter readings for the Gas, and
Electricity and contact these agencies along with Eircom were relevant. We require
that the landlord furnish us with their account details for the ESB, GAS and Phone,
In order to change the name on the bill. We will also require a forwarding address
for the outgoing tenant were relevant. |

Deposit & Rent Payment | |
|
|
We require a potential tenant to pay one months rent by way of deposit and one month
rent in advance, due on the day of occupation. This money will be paid into our
office by Bank Draft, and held in our company account until such time as contracts
have been executed. Once lease agreements have been signed they will be forwarded
to the landlord along with a detailed invoice of our fees and outlay. Fees will be
deducted from monies received from the tenant, and the balance sent on. This
balance will include the tenants deposit, which the landlord is responsible for. |
